Buying in St. Louis, Missouri
Buy the right home, not just the next one.
You'll know what you can afford, what a home is really worth, and what could go wrong with it, before you make an offer.
Buying shouldn't feel like a leap of faith.
It's the biggest purchase most people ever make, and it often has to happen fast. My job is to slow the decision down enough for you to see it clearly.

It's easy to get swept up in a bidding war or an inflated asking price. Before you write an offer, we look at hard evidence from recent sales, so your number is built on market reality and not the pressure of the room.

Old houses have character, but they also have secrets. I dig into a home's history and permits before you even tour, and we lean on a professional inspection to separate normal wear from expensive surprises.

Being outbid is exhausting. Price matters, but it isn't the only lever. We look at your whole offer, from your closing date to your terms, and find where you can be stronger without paying more than you're comfortable with.

A pre-approval letter isn't enough. You need to feel comfortable with your actual monthly life. We sit down with a trusted lender first to map out taxes, insurance and the true cost before you ever fall in love with a house.

Everyone's priorities are different, whether it's the commute to work, being near specific schools, or daily logistics like the grocery store. We map out your non-negotiables first, then match them to the facts on prices and how fast homes sell, so you choose a place that actually fits your life.
I help you choose and get the right one.
Some buyers send me the homes they find. Some want me to do the looking. Most do a bit of both. Either way works.
- 01
Step 1
Get ready
We meet, set your budget and your daily non-negotiables, and connect with a lender so you know your real buying power.
What I do
- Connect you with trusted local lenders.
- Agree on my fee in writing before we tour.
- Build your list for location, commute and the things you can't live without.
- 02
Step 2
Vet it
Send me the homes you find, and I'll send you ones that fit your list. Either way, my job is to help you look under the hood before you fall in love.
What I do
- Review the listing and any disclosures available.
- Walk through it with you and discuss what fits your list, what doesn't, and what to earmark that may be a concern.
- Look closer at the homes you're serious about before you make an offer.
Step 3
Secure and close
A strong offer is about strategy, not just outbidding everyone. And getting under contract is only half of it. The rest is protecting your money and keeping everything on track until you have the keys.
What I do
- Build your offer on hard market data, not emotional pressure, to give you an edge without overpaying.
- Go through the inspection report with you to separate true safety risks from normal wear, then negotiate to protect your bottom line.
- Manage the timeline and the vendors from contract to keys, so deadlines are tracked and details don't slip through the cracks.

Move with a plan. Not pressure.
A second pair of eyes that knows what to look for.
Before real estate, I designed and engineered products and led national and global launches. That work led to 12 U.S. patents. It also trained me to look at the details, not just how it looks.
So when we walk through a home, I'm looking past the staging. While we'll leave the inspection to a licensed home inspector, I serve as your objective second pair of eyes. It's easy to miss things when you're touring, so my focus is making sure the house actually checks off your specific wants and needs before you fall in love with the kitchen.
I've also invested in real estate since I was 21, so I've been the buyer many times. I know what it feels like on your side of the table.

Moving to St. Louis for work or the military?
I've been through corporate and military moves myself, more than once. I know what it's like to land somewhere you don't know the neighborhoods or what your daily routine will look like.
- Video tours of homes and streets before you travel.
- Plain facts on each area: prices, commute and how fast homes sell.
- What to look for here that may differ from where you live now. Homes are built differently across the country.
- A timeline that lines up with your report date or start date.
Buying an investment property?
I bought my first one at 21 and I still invest. Before you make an offer, I'll help you estimate the rent, the repairs and the resale range, so you can judge the deal on numbers. Estimates are my opinion based on recent sales and rents. They are not a promise of what a property will earn.
- Single-family rentals, two-families and small multi-unit buildings.
- Homes that need work, with a repair budget before you offer.
- Live in one unit and rent the other.
- A second opinion on a deal you've already found.
Why we put it in writing before we tour.
Since August 17, 2024, agents who use the MLS must have a written agreement with a buyer before touring a home. That includes live video tours. You don't need one to visit an open house or to ask me questions, and no one is required to hire an agent.
I think it's a good rule. The agreement spells out what I do for you and exactly what I'm paid. My fee can't be open-ended, and I can't be paid more than the agreement says. Fees are not set by law and are fully negotiable. You can also ask the seller to cover my fee as part of your offer.
We read it together at our first meeting. You sign only when it makes sense to you.

You get a clear plan.
A written plan with your budget, target areas, timeline and next steps. Once the plan is set, we start looking at houses.
Questions buyers ask me.
Ask me a questionHow much do I need for a down payment?
It depends on the loan. Some loans allow a low down payment, and some buyers qualify for loans with none, such as VA loans for eligible military buyers. A lender will tell you what you qualify for. I can introduce you to a few so you can compare.
Do I pay you to help me buy a home?
My fee is agreed with you in writing before we tour homes. It is not set by law and is fully negotiable. Who pays it can be part of your offer: you can ask the seller to cover it. We go through this together at our first meeting, before you sign anything.
Why do I have to sign an agreement before touring homes?
Since August 17, 2024, agents who use the MLS must have a written agreement with a buyer before touring a home, in person or by live video. You are not required to hire an agent, and you don't need an agreement to visit an open house or ask me questions. The agreement protects you: it spells out what I do for you and exactly what I'm paid, and I can't be paid more than it says.
How long does it take to buy a home in St. Louis?
Finding the right home can take a week or several months. Once your offer is accepted and you're using a loan, closing usually takes about 30 to 45 days from the day the agreement is signed by both parties.
Should I wait for rates to drop?
No one can promise where rates will go. What I can do is help you look at the monthly cost of buying now next to the cost of waiting, using today's numbers. Then waiting is a choice you make with facts.
Do you work with corporate and military relocations?
Yes. I've been through both kinds of moves myself, more than once. I know what it's like to land in a place where you don't know the neighborhoods, what your daily routine will look like, or what to expect. Homes are also built very differently across the country, so you need someone who knows which questions to ask and what to look for. I'll be your guide at every step, whether you're coming to St. Louis or leaving it.
