Move with a plan. Not pressure.

It's MULE-len-feld. Stephanie is fine too.

Stephanie Muhlenfeld, St. Louis REALTOR with LPT Realty

A move is rarely just a transaction. It's the house your kids grew up in, or your parents' place, or a new city you don't know yet.

No one wants to be sold or pressured. What people need is someone to tell them the truth and take the weight off.

That's what I do.

Portrait of Stephanie Muhlenfeld, REALTOR

Long before real estate, I solved problems for a living.

I engineered everyday, athletic and life-saving protective products, and that work led to 12 U.S. patents. I led national and global product launches. One product design could often have 20 parts and 8 to 12 vendors behind it, and we often launched more than 50 products a season.

Over the years I was a leadership executive and a business owner with a national team. I led design and operations, and spoke at industry events, all while investing in real estate since I was 21.

As a certified Project Management Professional, I know that moving is one of the biggest projects you'll ever take on. You shouldn't have to do it all on your own.

What I've made.

Products people wear and rely on. Every one had to fit, hold up and arrive on time.

Sports bras and everyday bras

Support and comfort people wear all day and train in.

Athletic gear

Built to move, stretch and last through hard use.

Medical wearables

Gear worn on the body, where fit and reliability matter.

Protective gear

Life-saving products, including gear for the military.

I've moved too. Ten times.

I've lived in five cities and moved ten times, for work and for the military. I know what it's like to land somewhere you don't know the neighborhoods, the roads or what your daily routine will look like.

That's why I plan the way I do. I've been the one standing in a kitchen full of boxes, wondering what I forgot.

How I work

Three things you can count on.

Every client gets the same three promises, whether the home is a first condo or a forever house.

  1. 1
    Numbers first

    No surprises.

You see the numbers in writing before you agree to anything. My fee is in writing too, before you sign.

  2. 2
    Your pace

    No pressure.

I lay out your options and what each one means for you. You decide, on your timeline. "Not yet" is a fine answer.

  3. 3
    One plan

    Nothing falls through the cracks.

Every date, repair and document sits on one plan. You always know where things stand and what comes next.

When it counts

Sometimes the plan needs a pair of hands.

My buyer was using a VA loan, and the home didn't meet the VA appraiser's requirements because of the siding. The seller thought the whole house needed new siding and couldn't afford it. Neither could my buyer.

So I called the appraiser and asked a lot of questions. That led me to a repair product that met the requirement. That's me in the photo, making the fix.

The home passed. The closing stayed on schedule.

when I'm off the clock

The rest of me.

I paddle board with my dog Rosie, who takes her job as first mate seriously. My pug is Myla Jane. She's so sweet she got two names. She also runs the house and is always plotting.

Both are seniors now, with about five nicknames each, so my washing machine never rests.

Fair warning: if I meet your pet, I will use a high, squeaky voice and try to become its best friend.

Otherwise you'll find me at a concert, on a trail, or at a dog beach. And I love a home project. I can hang sheetrock, mud it and tile it.
