See your numbers.

A starting range from recent sales, then a real number once I've seen your home. In writing, before you decide anything.

  1. 01A starting price rangeBuilt from recent sales of homes like yours. This is the part I can do from my desk.
  2. 02What you'd walk away withAn estimate after your loan payoff and selling costs.
  3. 03A visit to firm it upI can't know your home's real value until I see it. Condition, systems and your updates all move the number.

Desk number vs. real number

I won't know what your home is worth until I've seen it.

What I send first is a range from recent sales, worked out at my desk. It's a good place to start. The real number comes after I walk through your home with you.

  • 01

    Condition

How the home has been cared for, inside and out.

  • 02

    Systems

The age of the roof, heating and cooling, plumbing and electrical.

  • 03

The kitchen, baths, floors and anything else you've improved.

How accurate is an online home value estimate?

+

An online estimate is a computer's guess. It can't see your home's condition, your updates or what the house down the street actually sold for and why. I start from recent sales of homes like yours and adjust for the details a computer can't see.

Why do you need to see my home?

+

Because two homes on the same street can be worth very different amounts. From my desk I can only compare your home to recent sales on paper. In person I can see its condition, the age of the roof and systems, and the updates you've made. That visit is what turns a range into a number you can plan around.

What do I get when I ask for my numbers?

+

A price range based on recent sales near you and the homes you'd be competing with, plus an estimate of what you'd walk away with after costs. It is my professional opinion, not an appraisal, and there's no obligation to list.

Will you pressure me to list?

+

No. Plenty of people ask for their numbers a year or more before they move. "Not yet" is a fine answer.

What happens to my information?

+

It comes to me, and I use it to prepare your numbers and reply to you. You choose whether I call, text or email.
