What's on your mind?

Tap the one that sounds like you. Here is how I would answer.

Stephanie

That is a real cost, and it belongs in the math. I'll put what you pay now next to what a move would cost each month. Sometimes the right answer is to stay put, and I'll tell you if it is.

Something else on your mind? Ask me.

You have enough to carry. I'll carry the plan.

A move touches your money, your schedule and your family all at once. I spent my first career running complicated projects, so you don't have to run this one. Here is what that means for you.

No surprises.

You see what you'd walk away with, in writing, before you agree to anything. My fee is in writing too, before you sign.

No pressure.

I lay out your options and what each one pays. You decide, on your timeline. "Not yet" is a fine answer.

Nothing falls through the cracks.

Every date, repair and document sits on one plan. You always know where things stand and what comes next.

Hard to say. Easy to work with.

Muhlenfeld (MULE-len-feld).

Hi, I'm Stephanie Muhlenfeld. Long before real estate, my career was focused on problem-solving: I engineered everyday, athletic, and life-saving protective products, resulting in 12 U.S. patents. Over the years, I've been a leadership executive and a business owner with a national team, led design and operations, and spoken at industry events, all while investing in real estate since I was 21.

As a certified Project Management Professional, I know that moving is one of the biggest projects you'll ever take on. You shouldn't have to do it all on your own. My job is to manage the details, streamline the process, and guide you every step of the way.

Straight answers. If yours isn't here, ask me.

Ask me a question

Should I wait for rates to drop?

No one can promise where rates will go. What I can do is show you the monthly cost of moving now next to the cost of staying, using today's numbers. Then waiting is a choice you make with facts.

When is the best time to sell a home in St. Louis, Missouri?

The best time is when it's right for your life. A new job, a new school, or a change in health or family doesn't wait for spring. Homes sell in St. Louis in every month, December and January included. Each season brings a different mix of buyers and competing homes. I'll explain what to expect in yours and adjust the pricing, marketing and advertising to fit.

Do I have to sell my home before I buy the next one?

No. You can sell first, buy first, or tie the two together. Each one has a different cost and a different risk. I'll put them side by side in writing so you can pick the one you're comfortable with.

What does it cost to work with you?

Let's be honest: looking at a traditional real estate commission can make anyone wonder what they're actually paying for. I've felt that exact frustration myself. Here is how I look at it through my background as a project manager: a commission isn't just a fee for paperwork; it's a performance-aligned investment. When you work with me, I cover the cost of marketing your home, and I manage the contractors and the logistics. My commission is paid at closing, when your home is sold. If you choose to make repairs, those are your costs, and I'll show you which ones are worth it first.Commissions are not set by law and are fully negotiable, and we review the exact number together at our very first meeting. It gets put in writing with my brokerage, LPT Realty, before you sign anything. No hidden fees, no moving goalposts, just clear, predictable math so you always know what you're getting for your investment.

Do you work with corporate and military relocations?

Yes. I've been through both kinds of moves myself, more than once. I know what it's like to land in a place where you don't know the neighborhoods, what your daily routine will look like, or what to expect. Homes are also built very differently across the country, so you need someone who knows which questions to ask and what to look for. I'll be your guide at every step, whether you're coming to St. Louis or leaving it.

What areas do you serve?

I'm a Missouri REALTOR with LPT Realty. I work across the St. Louis area: St. Louis City, St. Louis County, St. Charles County, Jefferson County, Franklin County and Lincoln County. That includes South County and South City (Lindenwood Park, Affton, Concord, Mehlville and Oakville), plus Ladue, Clayton, Town and Country, Frontenac, Kirkwood, Webster Groves, Chesterfield, Wildwood and Creve Coeur.
