Your listing expired. Here's what to check before you decide anything.

A home not selling is frustrating, and it's easy to feel let down by the whole process. This page walks through the five things that usually explain it, and the options you have now. Take what's useful.

The five checks

Why homes usually don't sell.

  1. 01Price against what sold, not what's listedCompare your asking price per square foot with homes like yours that actually sold nearby in the last 6 months. Active listings show what sellers hope for. Sold homes show what buyers paid.Quick check: Ask for the sold list, not a printout of active listings.
  2. 02The online first impressionAlmost every buyer decides online whether a home is worth a visit. Count your listing photos and compare them with the homes that sold. Look at the first five photos the way a stranger would.Quick check: If the first photo isn't the best room or the front of the home, it's worth changing.
  3. 03How easy it was to seeShowing limits, short notice windows, pets, or tenants can quietly cut the number of buyers who get through the door.Quick check: Look at how many showing requests were declined or rescheduled.
  4. 04What buyers actually saidShowing feedback is the closest thing to a buyer telling you why they passed. Patterns matter more than any single comment.Quick check: Ask for every piece of feedback in writing, including the agents who never replied.
  5. 05Timing and the marketRates, season, and how many similar homes were for sale at the same time all affect how fast a home sells. Some of this is outside anyone's control.Quick check: Compare how long similar homes took to sell this month against when you listed.

Your options now

There's more than one right answer.

  • Relist with a new plan

Same goal, different approach: updated pricing against sold homes, new photos, and a clear launch week.

  • Take a break

Pull back for a season, make a few targeted repairs or updates, and come back when the timing fits you.

  • Rent it or hold it

If you don't need the cash now, compare what it would rent for against your monthly costs.

  • A certain sale

A cash or guaranteed offer trades some price for speed and certainty. It's worth knowing the number, even if you don't take it.

  • Stay put

Sometimes the right answer is not to sell. That's a fine outcome too.

Before you hire anyone

Four questions worth asking any agent, including me.

  1. 1How many showings did we have, and what did each buyer's agent say?
  2. 2Which sold homes did we price against, and how is mine different?
  3. 3If we relisted tomorrow, what would change in the first 7 days?
  4. 4What are my real numbers after costs, at a few different prices?
