REALTOR vs. Real Estate Agent: What's the Difference?

A real estate agent is anyone licensed by the state to help people buy and sell property. A REALTOR is a licensed agent who is also a member of the National Association of REALTORS and agrees to follow its Code of Ethics. A broker holds a higher-level license and supervises agents.

Real estate agent (salesperson)

In Missouri, real estate salespersons and brokers are licensed by the Missouri Real Estate Commission. A licensed salesperson works under a broker.

REALTOR

REALTOR is a registered trademark of the National Association of REALTORS. Members agree to follow the NAR Code of Ethics, which includes duties to clients, honesty with all parties and fair housing commitments. Members also belong to a local association, such as St. Louis REALTORS.

Broker

A broker has additional education and licensing and can supervise agents. Every agent's work is supervised by a designated or managing broker at their brokerage.

Why it matters to you

  • Ethics standards: REALTORS agree to a code with enforcement through their association.
  • Local resources: association members use the local MLS and approved forms.
  • Accountability: you can ask who the managing broker is if you have a concern.

How to check a license

You can look up a Missouri license through the Missouri Division of Professional Registration's online license search.

What to look for beyond the title

  • Honest advice, even when it is not what you hoped to hear

Questions to ask

  • Are you a REALTOR, and which local association do you belong to?
  • Who is your managing broker?
  • How do you handle conflicts or concerns?

Agency relationships in Missouri

Missouri requires licensees to disclose the brokerage relationship, such as seller's agent, buyer's agent or transaction broker, at the first substantive contact. Ask any agent which role they will play and get it in writing. For buyers, a written buyer agreement is signed before touring homes under the 2024 practice changes.

Local association and MLS

In the St. Louis area, many agents belong to St. Louis REALTORS and use MARIS, the regional multiple listing service. Listings entered in MARIS syndicate to major home search websites, and MLS members follow its rules for accurate data and advertising.

The Code of Ethics in practice

  • Put clients' interests first
  • Be honest with all parties
  • Present a true picture in advertising
  • Follow fair housing laws and never discriminate

How licensing differs by state

I am licensed in Missouri and Texas. Each state licenses agents separately and has its own rules for advertising, disclosures and contracts. Ask any agent which states they are licensed in if your move crosses state lines.

If you have a concern

Start with your agent. If it is not resolved, contact their managing broker. REALTORS are also accountable to their local association under the Code of Ethics, and the Missouri Real Estate Commission oversees licensing for all agents in Missouri. Most concerns are resolved quickly with a direct conversation and clear expectations in writing.

Choosing well

The title tells you about licensing and ethics commitments. The interview tells you about the person. Ask for a written plan, local examples and a communication schedule, then decide.
