What's in your plan
The same project plan I use with every client, before you commit to anything.
Your net sheet
What you would likely walk away with after your loan payoff and selling costs, in writing.
Prep budget with expected payback
Which repairs and updates are worth doing before you list, which are not, and roughly what each one costs.
A written timeline
Prep, photos, listing, contract and closing dates laid out like a project plan, so you know what happens when.
Buying too? A Buying in St. Louis plan
Lender readiness, a realistic budget, the areas that fit, and how to time your purchase with your sale.

Three ways to sell, side by side
Max Net Plan
A full market launch with smart prep and pricing, built to protect your bottom line.
Certainty First Plan
For when timing matters most: buy before you sell, compare cash offer options, and set defined dates.
Private Luxury Plan
A discreet, high-end presentation with showings limited to qualified buyers.
Your plan shows the numbers for each so you can choose. Fees and terms are always negotiable and set in writing with you.
How it works
- 01
Tell me about your move
Two minutes, right here. Selling, buying or both, your timeline and your goals.
- 02
I build your plan
I pull recent sales near you, run the numbers and map the timeline. Usually within 48 hours.
- 03
We walk through it together
By phone, video or in person. You keep the plan whether or not we work together.
Who it's for
- Homeowners thinking about selling in the next year
- Buyers who want a budget and timing they can trust
- Families selling one home and buying the next
- Anyone who inherited a home and needs a clear next step
A PMP's process, applied to your move
I'm a certified Project Management Professional. Every plan has a scope, a budget, dated milestones and weekly updates, so nothing about your move is left to guesswork.
Read my Google reviewsQuestions
Do I have to list or sign anything to get a plan?
No. Requesting a plan does not create an agency relationship or obligate you to list or buy. You keep the plan either way.
How accurate are the numbers?
The first version comes from recent sales and the details you share. Once I see the home in person, I firm up the price range and prep budget. It is my professional opinion, not an appraisal.
I'm not moving for a year. Is it too early?
No. Many people ask a year or more ahead so they can plan repairs, savings and timing. "Not yet" is a fine answer.
I'm already working with an agent. Can I still ask?
If you have signed an agreement with another agent, please talk with them first. I respect existing agreements.
Do you help buyers too?
Yes. Choose Buying or Both in the form and your plan will include a Buying in St. Louis section with lender readiness, budget and timing.
