Bridge loans, home equity lines and buy-before-you-sell programs let you use the equity in your current home to buy the next one before your sale closes. They make a one-move plan possible and can strengthen your offer, but each has fees, qualifying rules and a deadline to sell. Compare the total cost with a lender first.
Why sellers use them
Buying first means one move, no short-term rental and an offer that is not contingent on selling your home. In a market where St. Louis City and County inventory was up 15.4% in September 2026 (St. Louis REALTORS), a non-contingent offer can still matter on the right home.
The main options
| Option | How it works | Watch for |
|---|---|---|
| Bridge loan | Short-term loan against your current home's equity, repaid when it sells | Interest, fees, short term |
| Home equity line (HELOC) | Line of credit on your current home, opened before you list | Many lenders will not open one once the home is listed |
| Buy-before-you-sell program | A company helps fund or back your purchase, then your home sells | Program fees, required timelines, pricing rules |
| Qualify for both payments | Your income covers both mortgages for a while | Carrying costs if the sale takes longer |
Questions to ask any lender or program
- What is the total cost in fees and interest if my home sells in 30, 60 or 90 days?
- What happens if my home has not sold by the deadline?
- Do I need to list at a set price or with a set agent?
- How does this affect my approval for the new mortgage?
How to decide
Put both paths on one page: the cost of the program or loan, against the cost of selling first (temporary housing, a second move, or a rent-back). If the program costs less than the hassle and risk it removes, it can be worth it. This is the Certainty First Plan inside a Clear Path Plan.
Plan the sale side too
These options work best when your current home is ready to list right after you move. Empty homes often photograph and show well. Map the prep, listing date and price in writing before you buy. See should I buy or sell first.
Frequently asked questions
What is a bridge loan?
A short-term loan that uses your current home's equity to help buy your next home before your sale closes.
Can I get a HELOC after I list my home?
Many lenders will not open a new home equity line on a home that is listed for sale, so ask before you list.
Are buy-before-you-sell programs worth the fees?
Sometimes. Compare the fees to the cost of selling first, including temporary housing and a second move.
Does buying first make my offer stronger?
Often, because your offer is not contingent on selling your current home.
